Buying a horse property near St. Augustine and in St. Johns County

The direct answer

Buying a horse property near St. Augustine means looking to the county's western farming communities, especially Hastings and Elkton, where most of the horse properties sit. The St. Johns County Equestrian Center anchors the local scene, and the practical question for every property is its actual drive time to the city, the coast, and equestrian services.

This is where I live, on a horse farm in the historic farming community of my ancestors, so I know the character of these communities firsthand.

Where the horse properties are

St. Johns County horse country is a landscape of vegetable fields, horse pastures, working family farms, and winding country roads. The communities below are where most of the county's horse properties sit.

  • Hastings: the heart of the county's horse country, a historic farming town and home of the Equestrian Center
  • Elkton: a neighboring farming community with horse properties and boarding farms along quiet country roads
  • Western St. Johns County: the broader rural corridor, with drive times to St. Augustine varying widely by property

The St. Johns County Equestrian Center

The St. Johns County Equestrian Center is a 20-acre facility at 8200 Smith Rd in Hastings, operated with the St. Johns County Horse Council. It includes a stable with 24 concrete-block stalls, several riding arenas including a large multipurpose arena, and event space, and it is open daily from 7 a.m. to dark.

The county also maintains designated horseback riding trails across more than 120 acres. Proximity to the center and the trails depends on where a property sits in the county, so we measure the drive from each farm rather than relying on county-wide statements.

“The St. Johns County Equestrian Center is a 20-acre facility that offers several well-maintained riding arenas...”

The lifestyle

St. Johns County offers a quieter equestrian lifestyle than the heart of Ocala's horse country: a relaxed sense of place, room to breathe, and the amenities and history of St. Augustine close by. You trade some equestrian density for proximity to the coast and a more understated pace.

If you compete regularly or want the deepest equestrian infrastructure in Florida, Ocala may be the better fit. If you want horse country near the coast with generational farming roots, this is the market to understand.

Evaluate the land

Soils and drainage in the low coastal plain matter, so usable acreage is evaluated on the land itself, not the listing. The same working-property checklist applies: barn structure and stalls, pasture quality, fencing, drainage, water and power at the barn, and how the layout supports daily chores.

Ask about the history of the land, how fields have been managed, and whether any acreage is wetland or otherwise not usable for horses.

Confirm zoning and agricultural classification

St. Johns County planning and zoning sets what a property permits as of right, and the county is the authority to confirm it. Agricultural classification under Florida Statute 193.461 can lower property taxes when land is in bona fide agricultural use, with the DR-482 application due by March 1 each year. These are parcel-specific determinations, so we verify them with the county for each property you care about.

Frequently asked questions

The questions below come up in most searches, and honest answers make the difference between a right fit and a costly mistake. If yours is not here, I would be glad to answer it directly.

Can I find a luxury horse farm near St. Augustine?

Yes. St. Johns County has horse properties and equestrian estates, with the county's equestrian facilities found around its farming communities such as Hastings and Elkton. Drive times to St. Augustine's historic core vary by property, so the practical question is how much proximity you need to the city, the coast, and equestrian services.

How close is the Equestrian Center to most horse properties?

It depends on the property. The Equestrian Center is in Hastings, and farms in Hastings and Elkton are generally closest. Properties elsewhere in the county can be much farther, so we measure the actual drive from each farm.

Is St. Johns County a good fit for a competitive rider?

It depends on your discipline and how often you compete. The county offers a quieter equestrian scene with a solid local center, while Ocala offers the deepest competition infrastructure in Florida. We compare both against how you actually keep and use your horses.
